We are a buyer, not your agent or broker
Hermod Homes buys property for its own account as a principal. We are not acting as your real estate agent or broker, we do not represent you in a transaction, and we owe you no fiduciary duty. We are not a lender, law firm, accounting firm, or appraiser. If you want representation or professional advice, you should engage your own agent, attorney, or tax advisor, and we encourage you to do so.
What our offer means
We describe our offers as “guaranteed” to mean something specific and limited: once we make a written offer and you accept it, we do not make the purchase price contingent on obtaining financing or on a lender’s appraisal, because we buy with our own funds. That is the guarantee.
It is not a promise that we will make an offer on every property, nor a promise of any particular price. Before we put a number in writing we need accurate information about the property and, in most cases, to see it. An offer is based on what you tell us and what we observe, so if material facts turn out to be different from what was represented, or if title, liens, occupancy, or legal access to the property turn out to be different than described, the offer may be revised or withdrawn. Any written purchase agreement you sign controls over anything on this website.
Submitting a form on this site does not create a contract. It does not obligate you to sell and it does not obligate us to buy.
No fees from you
We do not charge sellers a fee or commission to make an offer or to buy a property. Normal costs of a real estate closing still exist and are allocated in the purchase agreement, and whether you owe anything at closing depends on your own situation, including any mortgage, lien, tax, or municipal obligation on the property. We will tell you in writing what we expect to pay and what you are expected to pay before you sign. See our Fees and Refund Policy.
Timelines
Where we mention a closing timeline, such as closing in as few as seven days, that is the fastest we have been able to move in favorable circumstances, not a guarantee for your property. Actual timing depends on title, payoffs, probate or court steps, occupancy, municipal requirements, and scheduling by third parties we do not control.

Nothing in these terms limits any liability that cannot lawfully be limited, and nothing here is intended to waive any right you have under Massachusetts consumer protection law.
Governing law
These terms are governed by the laws of the Commonwealth of Massachusetts, and any dispute relating to this website will be brought in the state or federal courts located there.
Changes
We may update these terms. The “last updated” date above reflects the current version, and continued use of the site means you accept the version then posted.
