There is no checkout on this website. We do not sell products, subscriptions, courses, or services to consumers, and we never ask for card or bank details through this site. If anyone contacts you claiming to be Hermod Homes and asks you to pay a fee, send a wire, or buy gift cards in order to receive an offer, it is not us. Please stop and call us at (781) 205-9280 to verify.
We do not charge sellers a fee or commission
Requesting an offer is free and carries no obligation. We do not charge application fees, valuation fees, administrative fees, or a commission on the purchase. Because you never pay us anything, there is no refund scenario to describe.
Closing costs
A real estate closing still has costs, and those are set out in the written purchase agreement rather than here. What you receive at closing depends on your own situation, including any mortgage payoff, lien, back taxes, or municipal charge attached to the property. We tell you in writing what we expect to cover and what comes out of your proceeds before you sign anything. See our Terms of Service.
Deposits and earnest money
If a transaction reaches a signed purchase agreement, any deposit or earnest money is paid by us as the buyer, not by you, and it is held and released according to that agreement. The agreement, not this page, governs what happens to a deposit if the sale does not close.
Changing your mind
You are under no obligation at any point before you sign a purchase agreement. You can stop the conversation at any time, for any reason, at no cost. After a purchase agreement is signed, the cancellation terms in that agreement apply, and you should review them with your own attorney before signing.
